Freezing November!!

I’m sitting here under so many layers of clothing, I feel like a ‘bag lady’!!   and I guess I’m not alone in wishing I was somewhere warmer right now!

We are receiving a lot of enquiries for Italy at the moment and certainly have plenty to offer in Tuscany, Umbria and Le Marche at a variety of prices. Please do enquire if you are seeking your own piece of Italian heaven and let us know your requirements and budget; we’ll be very happy to send details of what we have available.

For now –  how about these properties in Umbria to tempt you …

A few kms from the Spoleto town centre, Il Convento is part of a 16C convent comprising two elegant apartments very sensitively restored and converted, while retaining many original features, by an architect 8 years ago. The main spacious, open-plan apartment – with beamed and domed ceilings – has two double bedrooms, one bathroom,  a fully equipped kitchen/breakfast room built into the rock, an L-shaped, open-plan sitting/dining room with 16C fresco by the High-Renaissance painter Lo Spagna as a centrepiece, plus a huge 16C stone fireplace.  Below, and to the side of it, is the other smaller apartment. Neither apartment intrudes on the privacy of the other in any way. Each apartment has its own terrace. There is central heating in both apartments, satellite tv and broadband.        150 m2    Euros 290,000

The detached Casa Verde offers an open kitchen, dining room and living room, plus an office/single guest bedroom, all on the ground floor. A bathroom is  also conveniently located for use from the pool and terraces and outside eating/lounging areas, orchards and small vineyard. Upstairs are two double bedrooms and a 2nd bathroom. Just steps from the house is a beautiful private 10 x 5m swimming pool with ample decking for lounging. The landscaped and terraced grounds cover more than 2400 sq. metres (over ½ acre) and the property enjoys stunning views to Monte Santa Maria Tiberina. The hill towns of Lippiano, Monterchi, and the larger towns of Anghiari, Citta di Castello and Sansepolcro are all a few minutes away.    100 m2    Euros 325,000

Palazzo Massarucci is a large, magnificent palace that sits atop a mountain in the hills between Acquasparta, Terni and Spoleto in southern Umbria, only 1½ hours north of Rome. Within its 1,000 square metres (10,000 sq ft), you’ll find 9 bedrooms, 6 bathrooms, 3 full kitchens, an indoor wood-burning oven, an indoor grill, skylights, terraces, lofts, under-floor heating as well as 6 working fireplaces. The palazzo dates back to 1500 when the original owners, the Massarucci family, built it on the foundations of a medieval fortress. It stands as the outer wall of the tiny village of Macerino and it enjoys the glorious views of the hills and valleys below which have remained unchanged over the centuries. Vast forests surround the palace, rich with truffles, wild asparagus and wild mushrooms. Lovingly restored with an eye to comfort, the Palazzo has been turned into 4 separate apartments, each with its own separate heating system. Some of them have frescoes and many original features.  Offering breathtaking views, the panoramic terrace and  large swimming pool, plus sauna and three double tubs proffer a spa-like experience to complete the property.    Euros 1,450,000

Needless to say – more information and photographs, plus floorplans are readily available to any interested parties and – if you would like to go and take a look, my colleague in Umbria, Adriana (who speaks impeccable English), will be ready to assist you.

If anyone is looking for something with year-round sunshine – Cape Verde should certainly be a strong contender.  We offer homes of all sizes on a 5-star beach development, many now ready for occupancy.  More info and photos next time, so watch this space.  Now – where did I put those fur slippers …….?

Already it’s mid-June …where is the time going!

Hello everyone!   I hope you are all enjoying this lovely warm weather.  I certainly am – but summer seems to pass so quickly,  and last winter really dragged on didn’t it?  (I’m already crossing my fingers that winter 2010 won’t be as ghastly as the last one!)  Let’s put that thought right out of mind – and think of spending as much time as possible in the sun – if not in the UK, then elsewhere!!

Well – it looks like the little village house in Vallo di Nera, Umbria is now sold. (Well, the fat lady ain’t singing yet, but she will be by next week!) However, we have a number of other very desirable properties in the region, so please enquire if you are seeking a place in Umbria or Tuscany.  My associates on the spot over there, Adriana and Vania respectively,  are working tirelessly to source the best they can find, and will be there to assist you when you pay a visit.

An excellent deal in Tenerife arrived on my desk a few days ago – apartments and villas on a stunning golf development, with views onto the Atlantic ocean …  and –  to boot –  an excellent mortgage offer on the table from BBVA, the second largest bank in Spain. Subject to status, they will agree finance for 100% of the purchase price, and at a low interest rate.  I really can’t see any downside with this deal, but to read all the details at your leisure, drop me an email (joy@sucasabella.co.uk) or phone (0845 500 2456) and I’ll forward the full information.

Good news re the Sterling/Euro exchange rate – now broken the 1.2 barrier.  If anyone reading this is considering an overseas purchase within the next two years (yes, 2 years -preparation is everything!), you really should be talking to a currency dealer now.  I’m no expert when it comes to currency transactions – I leave that to the experts in the field – but I do know that forward planning can save a considerable sum of money if the finance is arranged well ahead.  I recommend Foremost Currency Group – they are friendly and helpful and will explain how it all works.  Speak with Richard Beaumont or Robert Ingleby for a (no obligation, of course!) chat.

Until next time  – keep happy and visit my blog again soon!   Joy

We are now including a new territory within our portfolio – Sal Island, Cape Verde. Having been very keen to focus principally on Italy and Spain, we consider very carefully before straying from that remit. However, this is something rather special which will appeal to luxury-loving holidaymakers and investors alike. Imagine endless white sands caressed by gentle sea breezes and lapped by a gleaming turquoise ocean …… this is Cape Verde, a new island paradise just waiting to be discovered. Here you can enjoy a year-round tropical climate with no low season or hurricanes, some of the best beaches in the world, direct flights from the UK taking just five and a half hours. Nestled in the Atlantic ocean off the west coast of Africa, one hour south of the Canaries, this dry tropical climate keeps temperatures at 22-30 degrees all the year round. For the investor, potential capital growth is 15% p.a. due to the rapid increase in tourism (voted one of the top 10 world holiday destinations by Expedia). Add to that a politically stable and growing economy together with strict environmental controls and regulations for tourism development and it is easy to see why the Dunas Beach Resort is one off-plan development worth taking a long and serious look at. With the involvement of Sol Melia, the largest resort-based hotel group in the world, investors are assured of the highest standard of resort management and a steady flow of discerning visitors. You may also invest in the Dunas Beach Resort via your SIPP pension plan – contact us for more details. This is such a stunning destination with every leisure facility imagineable right there on-site, do not delay if you would like to know more!
